Room for everyone
Two beach houses side by side. Sleeps 16, together or apart.
Finding somewhere for a big group at the beach usually means one of two things: a single huge house where everyone’s on top of each other, or a scatter of motel rooms where nobody’s actually together. Salt & Pepper is the third option: two identical four-bedroom houses, side by side on Ocean Road in Ōhope, directly across from the beach.
Everyone eats together, swims together and sits around the same BBQ in the evening. Then each family or group has its own house to retreat to, with its own kitchen, living area, bathrooms and front door.
The houses
Salt is the light one and Pepper the dark one. Inside, the layout is the same:
- Upstairs: master bedroom with a queen bed and ensuite.
- Downstairs: a front bedroom with a queen and ensuite, a middle bedroom with a queen, and a rear bedroom with two king singles.
- Each house: 4 bedrooms, 3 bathrooms, sleeps 8.
- Both houses: 8 bedrooms, 6 bathrooms, two full kitchens and two living areas. Sleeps 16.
The king singles in the back room suit kids or friends sharing, and the two ensuite queens mean two couples per house get their own bathroom.
Who it works for
- Two families holidaying together: one house each, and the kids run between them. See Ōhope with kids.
- Three generations: grandparents in one house with a bit of peace and quiet, the young ones next door.
- Family reunions and milestone birthdays: everyone under two roofs on the same section.
- Golf, fishing and riding groups: Ōhope Beach Golf Links is six minutes up the road, the harbour boat ramp is minutes away, and some of the best motorcycle roads in the North Island start at the door. See our golf, fishing and motorcycle rides guides.

The houses are holiday homes, not event venues, so we don’t take bookings for parties. They’re also pet-free, which helps guests with allergies.
Booking both houses
Email your dates to stay@saltandpepperohope.com and we’ll hold both houses for you. Each house is priced on its own, so a group booking is simply two houses at the nightly rate for your dates:
- Off-peak (after Easter to 31 October): from $250 a night per house midweek, $320 weekends.
- Shoulder (1 November to 19 December, February to Easter): from $350 midweek, $420 weekends.
- Peak (20 December to 31 January): $550 a night, with Christmas and New Year at $650.
Split between 16 people, an off-peak midweek night works out at around $31 a head. Minimum stays and cleaning fees apply per house; see the booking page for the details. For the best chance of getting both houses over summer, book early.
Good to know
- Self check-in by keypad from 3pm, check-out by 10am.
- Bringing a boat or trailer? Side access is tight, so unhitch out front or park across the road.
- Whakatāne’s supermarkets are about 15 minutes over the hill, and the harbour and Port Ōhope store are 3 minutes up the road. See getting to Ōhope.
